About Green Valley
Within the past fifteen years, several builders have placed housing developments in lower Green Valley. Along with the housing came the Safeway Center, many nice restaurants and several new schools including Nelda Mundy (K-6), Green Valley Intermediate (7 -8), and Rodriguez High School. The community’s needs were met along with the housing needs.
Easy access to Interstate 80 and Highway 12 to Napa are minutes away.
With so many different builders and housing styles available, you are bound to find one that suits your taste/needs. Green Valley Lakes has homes ranging in price from $140,000 - $500,000, and square footages ranging from 1,000 (duets) to 4,000 for 5 and 6 bedroom homes. The Hoffman Company has built hillside homes (Vita Bella) that overlook the Lakes community and range in price from $500,000 - $650,000. These homes have beautiful views and are rather large ranging from 3,300 to 4,600 square feet.
There is a homeowner’s association in Green Valley Lakes that provides the amenities of a Club House, Swimming Pool, and Tennis Courts. There is a man-made lake where paddle boats can be seen on a warm summer day. There are approximately 350 total units in the Lakes community with no more room for expansion.
Vintage Green Valley has four different sub-divisions consisting of nearly 800 units. The Pulte Home subdivision is the smallest of the subdivisions and many of their homes feature detached garages with granny suites above them. Home prices range from $230,000 to $330,000 with sizes between 1,400 and 2,600 square feet.
The largest of the subdivisions consist of two main builders, Centex Homes and Citation Northern. One could make the argument that they are separate subdivisions that border each other, merging together harmoniously. Homes in this area range from 1,800 to 3,600 square feet. Most of these homes feature three car garages and large yards (upwards of 15,000 square foot lots) and range in price from $250,000 to $500,000. There are also “Zero Lot Line” homes, available for the buyer who does not want too much property to maintain. The last development to be completed has homes that are 3,000 SF and up and many have Casitas, either attached or detached. These homes range in price $300,000 - $450,000.
There are great hiking trails and paved paths throughout the area that allow you no excuse for not exercising. Older Green Valley has its own microclimate, with limited wind and beautiful weather even in the winter. While Solano County is known for being windy, Green Valley is well protected by the surrounding hills. Fog burns off earlier than in other parts of the County, the wind isn’t as severe and many times, the rain side steps this little known sanctuary.
Old Green Valley is a unique and wonderful place to call home. Developed long before the term “Zero Lot Line” was devised, nearly every home-site is at least a third of an acre. Green Valley can best be described as Solano County's Moraga.
There are several different mini neighborhoods that are scattered throughout the Valley floor. “The Estates” are a collection of ranch style homes ranging from 1,400 – 3,000 square feet. The majority of these homes are on at least a third of an acre and all have level lots. Some residents refer to this area as “The Flats”. The Highlands closely resemble some of the communities in Marin County, Moraga and Dublin. The majority of these hillside estates offer tremendous views and/or privacy. The homes and home sites are typically larger in size, 1,800 – 6,500 square feet and 1 to 2.5 acres respectively. There are also several properties that border the Golf Course at Green Valley Country Club. Many people have started to renovate these older homes, bringing a more modern look to the Valley. Considered to be estate properties (2.5 to 5 acres), the home sites toward the end of the valley are perfectly suited for horses, vineyards or ranches. With beautiful rolling terrain and amazing views, these parcels are truly unique to Solano County and the majority of Northern California.
